There's a silver lining though: sellers are scarce too, meaning less competition for that perfect buyer! But don't assume this means you can take shortcuts because these buyers are desperate. Typically, those looking to buy a house during the Holiday Season are serious about finding their new home. You don’t have to worry about casual buyers who are just window shopping. No. Holiday buyers are on the hunt. Even with all the stress, the holiday season brings and all the other things they need to do with their time, they are taking the time and hassle to find a new home. They are no-nonsense consumers. So how do you catch the attention of these focused individuals? Try our excellent recipe for getting buyers through your doors this holiday season!
Roll out a Realistic Price. Holiday buyers are braving the most wonderful and stressful time of the year to choose a new home. They don’t have time to play around! That also means no playing around with the price. Price to sell. Don’t overshoot your price and slowly bring it down until it is at a reasonable price. You will have a better chance of selling your home if you only list it for what it is worth.
Add a dash of holiday cheer. Take advantage of the season and decorate your home. Give your home a touch of character and life with some strategic decorations. Don’t go overboard and put a 10-foot blow-up Santa in your front yard. Keep the decorations simple and clean with no clutter. The buyer still needs to be able to see themselves living in the home, which can be a little hard to do with an overly enthusiastic seasonal flavor. Less is more.
Season with maintenance, generously. With all the trees dropping their leaves, there is nowhere for your clogged gutters and chipped paint to hide. Simple maintenance is key to assuring a buyer's eyes to focus on the whole package and not tiny flaws. Keep all outdoor walkways and stairs clear of ice and debris, not only for curb appeal but also for you and your buyers’ safety. And don't neglect simple fixes of your interior either! During the colder seasons it is easy to track in mud, snow, and leaves, so make sure your floors are clean for every showing or open house. A clean house is a stress-free house.
Spread classy snapshots evenly. You don’t want all this work making your house look just right to go to waste. Share it with the world. Get high-quality photos and maybe even a video tour for your home to put on your digital listing. A digital listing is often the first impression buyers have of your property. High-quality pictures set your house apart from that other person who uploaded grainy, blurry photos from their cell phone. Anything you can do to set your house apart from other houses, you should do.
Warm gently. With the temperatures starting to plummet, most buyers don’t want to enter a home that feels like a meat locker. As tempting as the low power bill sounds, don’t keep your house as cold as an igloo. Make sure your home feels cozy and welcoming. Keep spaces clean, cozy, and well lit. Think about baking some cookies before an open house or showing. Not only will it leave a good impression on the buyer, but it will also make your house smell like a home.
Watch bridges carefully to prevent burning. We know the Holiday Season can be a busy time and you have a lot on your plate, but communication is key. By answering texts, email, and other communications from buyers in a timely manner, you are not only saving yourself trouble down the road, but you are also showing the buyer you respect them and their time enough not to put them on the back burner. If they feel you value them, they will show you that respect right back.
